Listed below are the three types of loan programs we most often do. As we go through the initial loan discussion we will determine which options you have and together choose the best program for you. We are experts in all loan types.
VA
DOWN PAYMENT: 0%
- Credit Requirements: No delinquent or derogatory payments in last 12 months
- Debt to Income Ratio: 41%+ (higher on a case by case)
- Maximum VA Loan Amount: None
- We have over 20 years experience in originating VA Purchase Mortgage Loans for Veterans. FHA
MINIMUM DOWN PAYMENT: 3.50%
- Credit Requirements: 580 FICO
- Debt to Income Ratio: 43%+ (higher on a case by case)
- Maximum FHA Loan Amount: Varies by county
- FHA loans have been assisting people to achieve home ownership since 1934. The Federal Housing Administration, which is part of HUD, insures the loan so that we as your lender can offer you the most favorable deal for your particular situation. This loan is ideal for the first time home buyer or if your credit does not meet the traditional criteria.
CONVENTIONAL
MINIMUM DOWN PAYMENT: 3.00%
- Credit Requirements: 620 FICO
- Debt to Income Ratio: 50%+ (higher on a case by case)
- Maximum Loan Amount: $548,250 +
- At Low VA Rates we can assist you with many different types of mortgage loans including a conventional loan. The main difference with the other loan types is that a conventional loan is not made by a government entity nor insured by a government entity. This loan type can work for a variety of borrowers. Guidelines can vary widely. We have the experience to assist you in the event a conventional loan is the best option for your particular needs.
